The Property Registry is the body in charge of collecting inscriptions that attend to the characteristics of real estate and ownership. Likewise, it discusses the fundamental premises of legal certainty and how real estate registration law contributes to its compliance. The objective of this study is to identify the main challenges and obstacles faced by users of the Property Registry in the face of a refusal to register and the guarantees of legal certainty. For the study, the systematic, analytical, critical, reflective, and deductive methods were used, with a mixed-type bibliographic design. Recommendations are proposed to improve the efficiency and transparency of the registration process. In this sense, it is concluded that collaboration between universities and public entities can be essential for the design and implementation of public policies and training programs that strengthen access to justice and legal security for citizens.
